And this is one of the biggest wins Utah investors have seen in years.</p>



<h2 class="wp-block-heading">What Changed With Utah Investors One Big Beautiful Bill</h2>



<p>The bill restores 100% bonus depreciation for qualifying investment property. In simple terms — cost segregation lets you write off a big chunk of an investment property upfront instead of slowly over 27.5 years.</p>



<p>As a result, you get faster tax savings, stronger cash flow, and less money going to the IRS.</p>
