If you’re jumping into your Utah winter home prep, brace yourself—our winters aren’t just “a little chilly.” They’re epic. Between inversion days, lake-effect snow, and the kind of surprise ice that turns your driveway into a Slip ’N Slide, locals have learned a few tricks the hard way. Here’s your inside scoop on how to prep your home (and your sanity) before the first snow hits.

1. Start Your Utah Winter Home Prep With the Furnace

Before temps drop into “frostbite optional” territory, schedule your furnace tune-up. A quick $79 inspection saves you from a mid-January emergency HVAC crisis (fun fact: those cost more than your streaming subscriptions combined). Swap your filters now—Utah’s dry air and construction dust clog them fast.

2. Insulate Like You Mean It

A huge part of Utah winter home prep is sealing up every spot where cold air likes to party. Many Utah homes—especially newer builds—skimp a little on insulation in attics, crawl spaces, and around exterior outlets. Add weatherstripping to doors, seal window gaps, and insulate exposed pipes. One frozen pipe = thousands in repairs and a burst sound you’ll remember forever.

3. Guard Against Ice Dams

Ice dams are Utah’s winter villain. Clean your gutters, clear downspouts, and make sure water drains away from the foundation. Skip this step and your “quiet snow day” can turn into “indoor waterfall” real quick.

4. Winterize Your Sprinklers

This step separates new homeowners from true locals. Blow out those sprinkler lines before the first hard freeze—usually by late October in northern Utah. A $50 blowout is much cheaper than replacing cracked lines come spring.

5. Prep for Power Flickers

Utah doesn’t get many outages, but when they hit, they hit on the coldest day. Keep flashlights, a battery pack, warm blankets, and a little cocoa stash. Practical and cozy.

Utah winters are beautiful—and completely manageable if you knock out your Utah winter home prep early. A weekend of work now means a warm, stress-free winter ahead (plus bragging rights when your neighbor’s pipes freeze).

Written by Anthony VanDyke, Utah Mortgage Broker — NMLS #247102 — President at Houzd Mortgage in Draper, Utah.
